Investing out of Bay Area

I am from Bay Area and because the capital requirement to invest in Bay Area is very high, I am looking to invest out of state.

I have a very hectic job and therefore do not have time to deal with issues if things go wrong.

Need recommendations on how to approach this with less headache and also make good investments.

A lot of investors from the bay area purchase buy and hold properties here in San Antonio, TX. It's landlord friendly, and there are a decent number of good property management companies. I have several clients from the bay area that trade out of single family homes there to buy small multifamily properties here. Even if that's not the point you're at yet, buying single family properties in San Antonio is pretty approachable. There are a lot of smart data driven investors that have pegged this area to outperform over the next decade or two.
