Investing out of Bay Area

I am from Bay Area and because the capital requirement to invest in Bay Area is very high, I am looking to invest out of state.

I have a very hectic job and therefore do not have time to deal with issues if things go wrong.

Need recommendations on how to approach this with less headache and also make good investments.
