Finding Off Market Deals in the Atlanta Georgia area

Hi Everyone,

Just wanted to know how you investors, agents are finding off market deals? Is there a website? Please Help!!

Hi Lakeisha, Hi there. Welcome. Your question did not give enough info to really help you. For buy and hold, to flip? The short answer for new folks wanting to get into flipping houses in Atlanta; Please get alot of eduction, hook into a network of other flippers. Follow a few of their flips and see the math. In the REIA I ended up settling on, GaREIA, they have great boot camp weekends (when covid allows groups) and a Northside rehabbers meetup at projects, Intown rehabbers who meet a someones rehab too.

It would not be "off market" if houses where listed on some website...   

New flippers end up coming to me after they bought some smooth talking, great numbers touting wholesaler shop and they got taken.  I've bought from wholesalers, but not just in Atlanta but everywhere there's wholesaler "shops" that pitch deals that just can't (can't) make money.   The days of steals off market are gone!!!!!   Every neighborhood has been over run with newbie wholesalers pissing off the elderly with stupid low offers.  Some sell at some crazy high price which means some newbie flipper was the "greater fool" and paid too much.   I knew very very few flippers that are making good money.  The Gurus are still pitching their advice and I just don't see the deals making that much anbd this is for the very experienced investors.   

Please join all the local REIAs, and go to all their meetings.  Take a few boot camps.  The smartest $$ you'll spend is on your personal educatoin.  I spend about $3k every year on our education at my level.   In my early days is was $5k/yr.

Please look into Gareia and the other REIAs and meetup.org REI groups. Dont believe everything you'll hear!!! So many talk the big talk but actually have not done much or made much. :)

To come closer to answering your question;   Good deals are found face to face with owners;   Go to youtube.com and put in these searches:   "door knocking",   "driving for dollars",  negotiating with sellers.

Before you ponder getting a hardmoney loan and buying some deal off a wholesaler you need alot (alot) of education and an experienced fliper to look over your shoulder.  Please consider this tip.
