What area some Great areas in South Jersey to invest in Long Term

Hello Bigger Pockets Family,

I live in the south jersey area and was wondering, what are some great areas to invest in long-term ?

I like Palmyra. You can find decent rent to price ratios there, and I think it will outperform most of NJ in the long term. I have one SFR there, and it's the only property in NJ that I hung onto when I left for TX a couple years ago. Just for reference, it's a 4/2 that rents for $1,800/month, and you could probably buy one just like it for $180K+- today.
