Favorite REI Strategy & Why?

While we're all undoubtedly ready to get back into action with our real estate investing, I thought it would be a fun exercise to reach out to the BP Community and gather some thoughts.  We all have different investment vehicles and strategies and I'm curious to hear about them!

What types of investments do you focus on? SFR? BRRRR? Buy & hold? Flips? Commercial? Multi-family? Other?

I'd also love to hear why you focus in that area.  AND, for good measure, throw in any questions and/or success stories you may have!  Looking forward to hearing from everyone.
