Anyone out there lend on or know of anyone who would lend on a mobile home park?  Would be interested in an existing or a development.  Any insight on what those terms would look like?  Thank you!

@Gail Greenberg the best is usually not the fastest. Here's what I would tell them - if you're looking for a "get rich quick" scheme REI is not for you. Casinos are open again - throw that money on black.

Rory, you’re missing a big part of this equation. What if, in the example Oscar provided us, his tenant could very well pay her rent comfortably each month but is choosing not to do so because she knows she can get away with it? This is happening all over the country - people are taking advantage of the situation (and landlords) simply because they can. You need to make a clear distinction here - we should help those who truly need help, not those who feel they are entitled to it.

Oscar, for what it’s worth I’ve lived in LA for 10 years. Over the last 24 months, I’ve purchased north of 40 homes - all out of state. I wanted nothing to do with being a landlord in California. In fact, I’m moving out of CA as we speak.

@Matt Camilliere when I first started I was all about appreciation - I had a high paying W2 job and was thinking long term vs short term cash flow. After I really got into REI, I realized how crucial positive cash flow is. Appreciation is wonderful but it can't be your only attraction - cash flow will be your bread and butter as you begin (and grow) your REI adventure. Good luck!

@Ben Kniesly @Cameron Tope guys, I have a lender that we use predominantly who can write a portfolio for you guys today. If your LTV is truly 30%, you are the ideal candidates for this. Hell, even if it's 70% you're a great candidate. Happy to connect you - let me know.

@Tyler Baldwin I’m assuming this is taxable income, correct? If so, with the write offs that a lot of real estate investors have, I’d imagine most on here will be WELL under that $400,000 threshold.
