Farming a List of Out of State Multi-Family Owners

I have been itemizing my title search criteria on exactly what I want to hunt for. I have been strictly searching for duplex, triplex, quadplex REO's by OOS investors in certain areas of the US. The reason I am doing this search is because I want to offer to buy these properties before they hit the market. Would the natural progression still be a mailers and skip trace route? Any advice would be helpful. It seems with all the searching I have done on skip tracing and mailers they always go to owner occupied homes in distress. Basically looking for a more budget friendly way to contact those investors.

Hey @Drew Hittner , I do cold calls and text messaging full time as my only outbound marketing and they work really well. You could easily get 100 dollar a month auto-dialer subscription and hire a cold caller and reach many more people for less than a round of mailers. Or get a bulk-messenging service if you wanted to get even cheaper (even though its not as effective as cold call). I cold call 15k dials a month and send another 15k texts and together only spend about 1000 dollars a month. 

For skip tracing, I have an in-house data team that skip traces for my company. It costs us about 8-10c per record and its good data. Feel free to connect on here with me and we could probably run your lists for you through our system. Not looking to monetize this department but we do skip trace for a few other investors just to keep the department busy and in steady work.
