need help buying a short sale?

Hello everyone this is my first time purchasing a property in a short sale and I don't know the ins and outs of this type of purchase. I have a contract to purchase a short sale single family home for 65k the rehab is 15k and the ARV is 120k. It will be a fix and hold rental 1100-1200 month rent . my question is how do I finance this? A loan from a lender like a bank or mortgage company 30 year fixed if so how do they determine the loan amount? is it 80% of ARV or is it the 65k and no reno budget ? I am working with a relator on this so i dont know how much to bother him with these questions. Thanks in advance Chris Brall
