Buying properties site unseen

Hey guys, I'm wondering who out there has purchased a property site unseen? Maybe you saw photos, but you (or one of your representatives) never actually saw the property in person. 

-what made you feel comfortable buying that way, and how did you make that decision?

-when would you not buy a property site-unseen?

-what could a seller/wholesaler provide you with to give you the confidence to purchase site-unseen?

I'm curious to know what people's reasons are for when they will agree to purchase site-unseen vs. when they won't buy unless they see it (let's assume that in either scenario there were comprehensive photos and property details provided). I've had buyers purchase site unseen from me before, and with COVID-19 I'm trying to think of ways that I can better present my deals so that buyers feel confident about purchasing without needing to see it in person. 

Wholesaling, BRRR, rentals, rental property, flip, fix n flip, investment property

A lot of my clients buy site unseen, but I usually visit the property and they get a home inspection during the due diligence period. One of my clients buys with just his contractor walking through. I can't imagine a scenario where a client would purchase a property without either me, an inspector, or a contractor walking the property for them. Maybe if they've bought several from you in the past, but that's it. It's just way too easy to take pictures or video that make a property look better than it is.

That being said, you could hire a third party inspector for each property, and provide the report. Anything that comes directly from you, just doesn't hold much weight, because you are the seller.
