Hey guys, I'm conducting a short survey for real estate investors so that I can bring even more value to my buyers. Any responses would be greatly appreciated!

When receiving information about a property from a wholesaler would you rather receive:

A. regular photos and full 360 photos

B. regular photos and a video walkthrough

C. 360 photos and a video walkthrough

Thank you!

Patrick, were you able to put in workflows and automatic prompts? I use podio now, but have been looking into other CMR's that have better automation.

Hey guys, I'm wondering if anyone knows of a phone service that would work from the Philippines so that my VA can send texts from my business number? Right now I use Grasshopper, but the VA agency said that Grasshopper doesn't work from there. I want the VA to be able to use my same number so people recognize it. Switching services isn't a big deal. Thanks!

@Joseph Cacciapaglia Absolutely I agree. I have done some deals where the buyer never had anyone look at the house. I guess the deal was just good enough where they didn’t need to see it.

I think the most important thing is knowing the market. Buyers who know the market will feel comfortable continuing to make offers based off of comps, neighborhood, and the potential of the deal.

If it was a deal that was larger than I am used to purchasing or included more units than I normally buy I would want to personally see it, but if they are the same type of properties that I have regularly been looking at and purchasing I would say viewing may not be the most important aspect. Doing a video walkthrough of the home and sharing that with potential buyers is a huge benefit in my opinion as you can really get a sense of the flow and space. I would also suggest providing detailed comps of other properties in the neighborhood so buyers can get an idea of the value of that particular area. Attach county assessor property tax details, get an insurance quote, etc.

There is no harm in providing as much information as you can to support your position on the value of the deal. Even if a buyer does not take this particular deal you presentation, organization, and attention to detail is something that will be noticed and help with more prospects in the future.

I agree with what you're saying, and I appreciate your reply!

Hey guys, I'm wondering who out there has purchased a property site unseen? Maybe you saw photos, but you (or one of your representatives) never actually saw the property in person.

-what made you feel comfortable buying that way, and how did you make that decision?

-when would you not buy a property site-unseen?

-what could a seller/wholesaler provide you with to give you the confidence to purchase site-unseen?

I'm curious to know what people's reasons are for when they will agree to purchase site-unseen vs. when they won't buy unless they see it (let's assume that in either scenario there were comprehensive photos and property details provided). I've had buyers purchase site unseen from me before, and with COVID-19 I'm trying to think of ways that I can better present my deals so that buyers feel confident about purchasing without needing to see it in person.

@Josh Cipolal unless there are tax professionals on this forum who can answer this for you, I’d recommend you contact a tax professional in your area who works with other real estate professionals.

@Ali Boone that’s very interesting. Have you done this before, or known people who have?
