How to pursue a rent to own owner financing property

Need some suggestions. I have an owner finance deal where I offered to pay the back taxes and rent to own. Since its my first deal, I want to do it right. The property is not in his name and he says he has it under contract. How do I make sure everything is legit, and get the property in my name while making these payments. He has agreed to do so, I just don't know how to move forward to make sure its legit, and if I need an attorney,etc. Thank you for your time
