I came up with a subject to deal, assuming his mortgage and no money down. He accepted the offer, now going through the process with the mobile home park application

@James Wise, I just came up here 3 months ago from fort Myers FL. My niche is vacant land, but working on getting some properties under contract as we speak in the Cleveland area. Since I'm new here, I've been networking to find some strong local investors and high volume wholesalers. Just yesterday I spent two hours driving up and down E 93-E115 off Superior looking for my first deal in the area. Any advice or knowledge you could kick me about the real estate game up here would be greatly appreciated. Especially since I'm transitioning from land to properties, I'm hungry for any and all knowledge I can soak up from someone who is a professional in the field. Thanks brother. By the way, I'm working on closing a rental in North Ridgeville now, I'm trying my hand at a creative subject to on that one

@Ellis San Jose I believe I could get 20k cash price on it. On terms I could get 26k. Able to rent it out for $900 monthly income. Seller is ready to agree to any terms I can come up with. the only issue I foresee is how to assume the current mortgage on the property because I've never dealt with that before. Any suggestions and guidance is greatly appreciated

I am trying to find a creative way to structure this deal. Seller owes 11k mortgage on mobile home in a park. What should I offer him and how could I go about the best way to make a deal with this? Seller is extremely motivated

You know what Bob? I'll take them,lol. I'm new to houses (bought and sold a few pieces of land) and working on trying to throw my first deal together. Anyway to get information I would gladly take, even in the form of tapes lol
