Really Dumb Question
Can someone explain the cash out refi to me, I understand the concept but how does it benefit an investor if the loan starts over.

If your goal is to pay off that loan asap it may not be beneficial to you... but for an investor who is actively buying more properties, a cash out refi puts cash back in your hands. You can then put this into buying another property
