Hobby Farm with Mobile Home

I am finding that lenders will not lend on property with a mobile on it. We are looking at 15 acre walnut orchard, with a 2/1 home and a 2/1 mobile, no foundation.  We want to use the mobile as an office.  Cannot find a lender.  Almost all of the ag properties we are looking at have mobiles on them for the help.  The people that purchased the property 6 years ago, had no issue with the mobile.  If any lenders can help, that would be great.
