Good observation.  This could happen here.  The garage and shop are ok, there are other interesting structures that may give a lender pause.  

My investor friend said that you just write into the lease that they are in poor condition and will not be improved.  They are not necessary living space.  There is a staircase without a railing, that I may be inclined to fix.

I am looking at purchasing a property that has a home and several out buildings on it.  The home is up to code and safe, but the outbuildings are not.  Do i need to bring them up to code or take them out before I rent the home?

When buying a new home, how can you find out if there are pending evictions on a resident there?  

We are trying to find a lender that will loan on a property with a home and mobile home.  It has been terribly difficult.  Other offers are coming in so i know that it is likely that there are options, I just cannot seem to find them - We need a prequal ASAP.

@Cesar Arciniega thank you for sharing this and yes were are down at 2%. I will play with this. Used calculations based on conversation with a few local RE agents.

I am being pretty conservative on the rent, but with the latest fires, we just lost another 2000 structures, on top of what we lost from the Paradise fires. So I think it is likely to go up.

As you all know, this is a hard market to get much out of.  The area is growing considerably.  We will need to self manage.  We have done this in the past without much problem.  House is in great shape, turn key.

Now that some time has passed, more convicted? I totally agree with you on the commercial investments. I do think we will see SFH coming down in price with an increase in defaults. Thoughts?
