I work with Elaine Amy at Phoenix Acquisitions, great agent in terms of negotiating, and staying on top of things, though buyer's side only, and doesn't work exclusively with investors. 

Market is not the easiest, but there are opportunities if you put the effort in. Great place to live so far, been here about 2 years
