I dont want to invest before I buy my own home
Mostly because I will miss out on first time home buyer programs. I am also over 40 and tired of renting. But I sorta wanna be convinced that I should! What are the benefits of investing (buy/hold at least one home) before buying my own? that beats out the first time home buyer perks. Thank you!

Yes, it would be considered a house hack! You essentially would buy a property where you can live in it and then rent out a second unit which pays the mortgage.
