What’s the best place to look for off market deals for SFRs in the highland park, Glendale, glassell Park, eagle rock, Pasadena area of Los Angeles?

We are all looking for the same thing, so as others stated, networking with other investors and agents would be a good start. The areas you mention are areas I work in and do deals in. Off market will bring you the larger spreads generally speaking but you can make money from the right MLS deals too so long as you create more spread by developing the project out, I.e. adding square footage. If you don't want heavy rehabs, your job of finding the deal meeting your criteria is going to be very difficult. The days of easy lipstick flips are almost gone and few and far between. Over the last 4 plus years, I have had to do more building than rehab to make deals work.
