@Alan Blitz thank you for the response! Unfortunately I am the first in my family And friends pursuing real estate investment. They are all aware that I’m doing it, and interested. However, none are currently active. Clock in clock out types. 

Does anyone have any reference BP or otherwise as to a good approach to pursuing foreclosure properties? I see BP has an affiliate site, and there are many more. I would like to pursue these-just not sure how. Thanks for any and all comments!

I am curious as what to do with foreclosure alerts and such, have you received any more info? 

@Lucia Rushton Thank you for the response! I’ve been looking what seems like here, there, and everywhere! I have a realtor who is looking actively in tarrant county specifically. I’m also looking at auction.com. As well as looking around as I drive or run around the neighborhoods I’m in.

great suggestion! I will do this, but i am more looking to "pay the price" for the time lol. i know many investors are very time conscious. I'm not trying to waste peoples time, so whatever it takes to be successful I'm willing!

Hey, my name is Brandon and I’m trying to get a handle on what I’m doing wrong. I would love to buy a local investor coffee or lunch just to sit down and see if they can tweak my process or give me some suggestions as to where I’m missing it. It seems I’m missing a pig piece of info concerning rehab pricing. I make offers and other investors scoop these properties up at asking price where I don’t see how they profit. Again, I think I’m missing something simple yet significant. I’d even be willing to share my first few deals with someone as a price for the education! 

I'm a newbie investor trying to get my second flip or first rental under my belt. Here's my question: How can I buy in this current market when distressed homes are selling at 80% ARV, still need 20-30% rehab investment, and still a make a profit? I'm in the Dallas-Fort Worth market and really don't understand how other investors are buying these props and still making a profit. I would love to meet and connect with anyone who can coach me on where I'm going wrong in the area! Any and all comments are welcomed and appreciated!
