Out of State Investing in Detroit

Hey guys! I have been researching the Detroit area for BRRRR properties. I listened to the BP Podcast with Ashley Hamilton and was definitely intrigued. She seems like a great person who really has everything under control there as far as managing rental properties from acquisition to rehabs to management, etc. That being said, has anyone worked with her? How was the process from acquiring deals, property management, rehab, vacancies, evictions, etc..? Did everything go as planned or were there any hiccups in the process? Thank you in advance for any and all responses!

@Kyle Brodwater Have not worked with her yet but really considering it. And I actually live here. She offers 30min coaching calls on her IG: @Detroit_Investor. As well as showcasing her current rehabs/ before and afters there.

Ashley and I talked several times before she became BP famous. We're real estate friends... hang out at meetups, text and talk regularly, etc. Just adding that for full disclosure.

I have not partnered with her or worked with her on anything, but she's a good egg and seems to know how to get things done.
