Will these issues stop you?
Purchase price $119,000
Rent: $1,100
Seller disclosure includes:
1. They say small tree branch punctured a hole in the roof in 2018. Doesn't sound like a small branch at all..
2. There is active termite infestation that was treated by seller just few days ago
3. They stated there is a foundation issue, but didn't state the cause. A foundation company installed beams and did epoxy injected cracks couple years ago. Still some water leakage during storms.
I am looking to do minimal repairs and seems like there are a lot of problems with this one. Have anyone dealt with issues like these? What did you do?

$119k is too expensive for $1100/month in rent, even if it had no issues..
