Wholesaler texting me, what is skiptracer?

So at 6:45 last night, both my wife and I get a text message from some dude, “Hi Matthew my name is **** , this message may come as a shock to you but I was driving by your property and was wondering if you’d be interested in selling it”

Instantly I knew it was a wholesaler. My phone # is not difficult to find as I am a contractor and easily findable on the internet. My wife’s # is difficult to find.

I played along, saying I am in the process of rehab for a buy/hold but anything is for sale. He said I find buyers for properties. I said so you are a wholesaler, he said yes and I never responded.

She responded I am not Matthew and how did you get my number? He said skip tracer.

What exactly is that? And I hate how these guys bug you at 6:45pm on a Saturday night. Send a postcard, I get them all the time, but don’t text me..

skip tracers usually have access to a Accurint product like Lexus Nexus this is what PI's use to find people and law enforcement.. I had Lexus Nexus in my office when I had my HML shop.. we used it to suss out borrowers ( make sure they were who and what they said they were).. its incredibly powerful tool to dig into all sorts of data bases..

My wife gets calls on her cell phone for our properties all the time.. While direct mail is alive and well dialing for dollars is really going strong at the moment or texting for dollars.
