Garage is half way on neighboring county lot?

We are considering buying the house and discovered that the garage (the seller calls it “shed”) is half way on the county territory. According to the rules is should be on its own territory with a proper setback. What shall we do? It is large, and there is no way to move it. Of course, it is not on a plat. I have checked with the county.
