@Ika Sargeant thank you! Since you work as a real estate agent in Virginia, is it true that the seller agent needs to disclose more issues that are not visible but were found during the inspection report to the next buyer if we walk away? The seller agent is quite unpleasant type, I see how he misleads me, bluffs, deflects questions, he multiple times told that he will not help us with anything, and when I asked about any disclosures that he may have (for example , the basement is a mold garden with black mold visible) he just said that in Virginia disclosures are not required, listing says “as-is”. Will it be the case for the next buyer as well?

@Russell Holmes I asked the seller agent about the disclosures and he said that because the listing said as is in VA there is no obligation to disclose. I checked and in VA there're is a lot of buyer be aware types

@Russell Brazil thank you for warning how mean sellers agents can be. I think I would be better off hiring an attorney just to protect myself from the sellers agent, not sure I need a middleman.

@Russell Brazil so what contract did I sign? Sounds like overconfidence.

@Jingwen Dunford thank you! I think the most reliable contingency to get out without a scratch is inspection contingency, isn’t it? If appraisal is ok, then this contingency is removed. And financing? Is it easy to get out using financing contingency? Or, in my case the inspection contingency would be the date on which I can get out from the scratch?

@Arthur P. Thank you! Only a real estate agent said I cannot negotiate ;-), voiding the only option. But everyone else is encouraging and I will.

@Michael P. Yes, this will not be an easy one. That’s why I need to negotiate so that more money is available for repairs. The location is great, prime A. One of the most desirable. And we can live there and add income generating rental on this property to do some house hacking. We are up for the challenge. No new construction can be purchased in that neighborhood for less than 1.4M. We will have one year for construction, with not much money though.
