Advice for a first time purchase of rental property?

Hello merry Christmas to all, me and my wife plan on purchasing a single family home in the new year to use as a rental property. We plan on putting 15-20% for a down payment on a 30 year fixed. Since this would be our first purchase we’d prefer something turn key. Not looking to flip, looking for monthly supplemental income. Any advice would be appreciated thank you.
