Hello all, I’m currently in contract to purchase my first rental property (multi family home). I was previously told that the tenant that’s currently renting pays $1800 a month, then when contracts began I found out that the tenant pays 1100 a month. The market for that type of apt is at least 1600 a month and they have backyard access. I plan on raising their rent once I take over. What’ll be the best way to go about it?

Hello everyone me and my wife just got an accepted offer on our first rental property in NY. We are excited but we were told we'd have to put 20% down because I have a mortgage in my name already and my wife who is not on the mortgage is on the deed. I do have the funds to put 20% down but we were expecting to put 5% down using my wife for a FHA loan. Is there anyway around this or do I have to suck it up and put 20% down?? Thank you in advance

Greetings all my wife and I plan on purchasing a rental property this year preferable a multi family. I’d like to educate myself as much as possible beforehand. Are there any books that you guys can recommend that has helped you tremendously while you were up and coming? Please and thank you.

Yes I intend on putting down 20-25%, we'd like to start off with a single family to get our feet wet. I'm seeing quite a few properties that has HOA's, is that something that'll be favorable for us?

Thank you I’m not committed to a turnkey company. I do have a friend thats a realtor in the area that I’m looking in and she has already expressed that she’ll be more than willing to find us a tenant.

And get referrals for a management company either on BP, realtor or local real estate meet up and have them put a tenant in place for you. Make sure you approve the tenant and look at all the application docs.

Some turnkey companies lipstick their property and put in any tenant and unload it to an out of state investor.. 

If you don't want to go through the process then take your time finding a legit turnkey company..

Hello merry Christmas to all, me and my wife plan on purchasing a single family home in the new year to use as a rental property. We plan on putting 15-20% for a down payment on a 30 year fixed. Since this would be our first purchase we’d prefer something turn key. Not looking to flip, looking for monthly supplemental income. Any advice would be appreciated thank you.
