What's My House Worth???

I got a call in response to one of my mailers. In speaking with the homeowner, I asked him what he'd be willing to take for the property. His response was that he wasn't sure, because he doesn't know what the property is worth right now. How do I answer this question, and get him to say a number first?

He doesn't have to say a number first. If you know what it is worth to you, make an offer.

If you don't know what it is worth, work to find out how motivated he or she is and why he or she is motivated. If you know the seller is motivated then it's worth the time to pursue and figure its value.
