At this moment my biggest hurtle is getting the money to buy potential deals. I am starting from zero. Can anyone offer an advise on how I can overcome this situation

You can't just get money because you want to invest. You have to have money to invest in reality. You can't listen to all this no-money down investing, that's not for first-time investors who can't even get leads and don't have something to offer in return for money. For traditional lending, it's straight forward - you have to qualify. If you can't qualify that way and don't have your own money, getting hard money is not only impossible, it's impractical. To invest you need capital and the only way to get capital to start it to start building your own, no matter how long it takes. Until you have that or a special set of skills that can add value to a deal, money isn't just out there easy to take.
