how to donate real estate to a nonprofit?

The tax deduction on Sch. A is fairly straight foward

for the donor, something like up to 50% AGI,

and long term capital gains can get carried,

but what about the actual transaction?

And how does it change when the donor's real estate

is in let's say Nevada, the nonprofit is HQ's in Oregon,

but the main operations are in CA?
