Assuming cost segging a rental is the only way:

condo or townhome/SFH with NON depreciable land

newer property/fixtures vs older property

NOT a pro newbie landlord vs REP

self manage or prop. mgmt. co.

GOAL is biggest tax bene.
NOT best cash flowing deal

Legally, you can move to a no income tax state like my wife & I did.

Also, you can become self-employed then write off depreciation.

Accelerated depreciation is the secret to paying less income taxes:
on equipment such as a heavy vehicle or real estate purchase,
so long as anything was purchased for business!

Anything from selling on eBay to managing a rental should work!

Striking out with bankers on asking for a cross-collateralized loan:

on two notes I'm carrying, a longtime reselling business,

UCC, inventory, cash/CD and free & clear car.

Get a FREE EIN and get tradelines and move all credit to business credit cards/lines/loans that DO NOT report to personal credit to boost your scores!

NEVER EVER EVER do a FHA deal EITHER as buyer or seller!!

The best rate loans are SBA 504s/7as at 10% down and below market rate fixed rates!

The catch is that you need a business,

need to get into commercial,

and can only rent out 49%!

HAPPY to help anyone help small businesses own,

The last big pivot followed unemployment bottoming out which either happens every recession or nearly every recession.

After the last big crash (GFC) it took what, three years for real estate to bottom out and another few to start climbing?

How many years of depreciation did it take the foreclosure bus tours to stop filling up in Vegas?

I'm watching unemployment to predict the next pivot...

Without a pivot there is no real estate mkt.
