Thoughts on rebuild, worth it?

So I found a property I am interested in. It's a duplex that just needs cleaned up. However on the property is also a cottage that's a 1bed 1 bath and kitchenette. This is torn down to the studs. Has city permits.

I'd cashflow on the duplex alone but I'm hesitant and what I'd do with this cottage. Tear down. Rehab and rent. What would you guys do. I have no numbers on what to even rent the cottage at. But I cant imagine it worth short term (5 years or less) to rehab it and cashflow. Tearing down would be just a complete write off. Another option would be a live (in duplex) and flip (using va loan so living 1 year at least anyway). Idk thoughts?
