Are they any rules regarding closing gifts in Ohio? IRS says $25 deductible but advertising/promotional items 100%. Was wondering if Ohio REC had any rules on a limit that could be used?

I was wondering what everyone uses to gather crime data on areas? I currently use some free resources but was wondering what everyone prefers to use. Free or paid.

I'm going to be finishing up a set of patio chairs here soon. I was wondering if anyone had a property with a nice looking porch I could stage them on for some portfolio pictures.

check your state laws. Saw this question asked a week ago. Most were saying if you did law requires the tenants get the intrest. Some said their state required it. Some said it didn't.

I have no real hard numbers. Just came by the property and it piqued my interest. Will be looking at it in person monday.

So I found a property I am interested in. It's a duplex that just needs cleaned up. However on the property is also a cottage that's a 1bed 1 bath and kitchenette. This is torn down to the studs. Has city permits.

I'd cashflow on the duplex alone but I'm hesitant and what I'd do with this cottage. Tear down. Rehab and rent. What would you guys do. I have no numbers on what to even rent the cottage at. But I cant imagine it worth short term (5 years or less) to rehab it and cashflow. Tearing down would be just a complete write off. Another option would be a live (in duplex) and flip (using va loan so living 1 year at least anyway). Idk thoughts?

Anna thanks. Yea the other tenant preceded, I didnt. Thanks for the info. Yea I'm hoping to leave soon just wanted info. In case the "boat does get rocked" outside me and landlord says 30 days or new lease. Looks like just keep me head down and push for finding that deal I'm looking for.

1. The not parking in the driveway is an issue in since I cant use my garage for vehicle it's become storage so i cant access it to get in or out. Or they flip out like if I park in the driveway to bring in groceries instead of half a block down the road and they come in during that time.


2. It has been known we want pets.

3. Yes I know.

Basically I'm just wondering if anyone has suggestions on having a trump card in my pocket in case this becomes a bigger issue before we do find our house. Is there some kinda law like you cant block a tenant from having access to their garage or would it be discrimination to say have one person allowed to have pets not the other. Even when the lease says no pets for both parties. Like I said just looking for info to have in case.

I looked at ohio revised code but didnt find anything in my search about blocking driveways and such.

I'm having some issues with my landlord. I live in a side by side duplex and know for a fact we both have the same lease. Problem is landlord bought this property from an auction already rented. The other side he has allowed pets (grandfathered in for those pets.) The problem is other tenant has gotten new pets since living there. As well as they park both their cars in the driveway blocking us from having access to the garage (my vehicle doesnt fit in it so I dont mind that much) but when I do park in the driveway and they need to get out they flip out.

I'm on a month to month lease (would prefer to keep it that way until I purchase my own duplex) what are suggestion on what to do.


I'm planning on not saying anything to not jeopardize my month to month. Just looking for information in case the neighbor or landlord does decide to say anything.
