Door Knocking and Contract to bring

What kind of contract do you bring with you when you go door knocking. Most of the answer I found on BP is the real estate sale contract. If you are in luck and you are able to make a deal on the spot (doesnt happen very often), do you have the home owner sign a contract so that he is just going to talk to you and you alone?


I recently got a lead but then I lost the deal because I was late to the game. The home owner called other investor and according to him, he said he signed a contract and he is not supposed to work with any other investor. I was wondering what kind of contract you guys bring with you when door knocking aside from the real estate contract when buying/selling the home.
