So if I understand this right he is teaching you to:

1.  buy sub too

2. then resell owner finance.

is the resell owner finance done on a wrap?  or how exactly is he suggesting you resell your sub too.. ?  And if the bank calls the underlying loan who is going to pay it off or refinance it ?  you cant your not in title if you sold it.. just curious how you handle these things.

Yes to all of the above! I also learned wholesale, how to build a business, how to build relationship if other wholesaler, how to build relationship with other people for JV opportunity....

And Yes to the due on sale, unfortunately, I have a bank called on my deal. However, Pace helped me fixed it and I am now having a performing note of 650 per month with no money down. Buyer and seller are happy at the end of the day!

Just locked up a deal with 0% seller finance as well. Getting that closed next week !

@Duy Nguyen I understand you rational to connect you another newbie, but it's not what you need. You can absolutley find a seasoned mentor; most acomplished investors love to pay it forward. If nothing else, find an agent who is also an investor and can guide you! There are not many that do both, so you'll have to dig a little. Try to stay away from brand new agents who want to work with investors, but do not have experience in either field.

Hi,

I understand that and I appreciate your input. The reason I made this post is to connect like mind investor to start and keep pushing each other. Finding an experienced investor that can take you under his wing is like a dream come true. I am still looking and still finding where I can provide value because noone is going to help you unless you can provide some sort of value to that person.

Lets connect guys

@Jerryll Noorden "

I am telling everyone CONSTANTLY you do not NEED to pay anyone for SEO. You can do it yourself and I will help you do it for free. I am not waging a SEO vs. DMM war here.

"

Do you help people do it for free? If not what is your fee because I think you are selling a program too, correct?

Then

Investor carrot costs the same as DMM?

How do you figure that?

I pay 150 a month on Carrot, and when I was doing DMM I was spending $3000 for that month...

Woah! That's a lot of mail.

So from what I've read digging through old forum posts, it seems like IC creates the website, but you're in the driver seat as far as SEO and building traffic is concerned. For someone inexperienced with websites and looking for their first off-market deal, do you recommend putting money into SEO? Or is that something that can be learned? I was reading a thread where a commentor said you needed to spend $1k minimum a month to get any kind of traction.

correct. Investor carrot is "just" a website. It is just a tool. YOU still need to make your site credible and do SEO so it ranks.

The reason I choose investor carrot is because they have what ever it is under the hood of the site right. They are fast, they customer support team is impeccable. There are some areas me and Trevor do not agree with but we both know that their site is second to none.

Do a search for we buy house sin [city] [state] and chances are it is an investor carrot site on the top 5 positions.

Hey thanks for your input. What is your secret sauce that makes your website rank No1. I am very new to this SEO and I'd appreciate if you can help spread some information out. Thanks man
