60k saved. Should I buy a MF in the mid west or let it grow?

I have 60k saved and I’m looking at MF in the Midwest. Des Moines, IA is another location. I’m not sure if I should save the 60k and let it keep growing. Some say the collapse is coming but I think it’s naive to wait. Any thoughts?
