Land contract or lease option in Pa??

I am not thrilled with "half doubles" aka duplexes... one side the owner fixed up nicely, the other side, the owner did NOT... so I don't want to be stuck if it is hard to move. So I will do a sandwich lease so I can help owner and create a win-win.  My question,  Is PA a land contract state or can I use "normal" lease option paperwork?
