New to rental investing

Hello gurus

I have been on BP for sometime but this is my first post.

Here is some background about me. I have a couple of rental homes in denver area that were once my primary homes.

I recently moved to NC. Both my rentals in CO are breaking even with property management expenses. But the appreciation has been great.

Even though i own rentals i never invested in rentals. I would like to expand my portfolio with rentals.

I have been listening to BP podcast and reading about investing. But i would like gurus here to guide me in the right direction. Any help is appreciated. if there is anyone who would like to mentor me i would really appreciate it. I am a software engineer so i can help them in any way i can with my skills in return.
