Off Market Deal - house for sale

Hi, 

I have a family member who wants to sell their rental property in another state so they can do a 1031 exchange. The tenant is moving out because they cannot afford to purchase the home. It's a nice family home in a good location and doesn't need any work. What you do as a real estate investor to find a buyer for the home so you wouldn't have to list with an agent? Do you suggest using BP community or listing on zillow as "for sale by owner"? I'm trying to find a way where my sister wouldn't have to use an agent and we could find a buyer ourselves, who could complete the transaction, and I could receive a kickback fee, if this is possible.
