Hi, 

I just filed my first eviction in Union City NJ for a tenant who stopped paying rent. Since New Jersey is very tenant friendly I wanted to know if anyone has had a successful experience with actually getting your tenant out within a few months? I have a feeling this is going to be a long and painful process. I tried to work with the tenant but they have stopped responding and refuse to pay rent anymore, I don't even know who lives in the unit anymore. I hope a court date doesn't take too long to get. thanks

I need a good eviction attorney for Jersey City, do you have a good attorney you could recommend? I need to evict my tenant for not paying rent and all the law offices I called so far said they're too full or wont get back to me. I didn't realize how hard it was to still find an eviction attorney in Hudson county.

Hi thanks for info, I'll try to join so I can reach out to other investors. I know Union City is a got market so I hope it would sell fast. I guess I just wanted to save on the 6% commission if I could.

Hi Everyone, have any of you had experience with selling your own rental property as a "For sale by owner on here" I'm looking to sell my 3 family home but was interested in trying to market it myself to other investors, before I list with an agent.

Question for everyone here, do any of you leave a bad 1 star review for your contractor you used in NJ that screwed you over for a project? Like on angies list and home advisor?

@Christopher Prince-Barry  MUST Check many references over the phone and in person, and don't always go with the cheapest option, I only read online reviews and went with the cheapest option and I was no left with even a bigger mess on my hands. A contractor who left before finishing the completion list, lied on major electrical work that wasn't done correctly or up to code, water leaks everywhere.. and just an expensive list of repairs. Hard hard lessons learned which is now costing me more. It's been a very disappointing experience to be screwed over in this industry.

@Frank Chin WOW I can't believe you went through all of that, what huge ordeal. I really hope I won't have to tear everything down, I feel so misled by my contractor, it's totally my fault for not having this done properly and just trusting someone I don't know. At least my place is legally zoned to have a 3rd unit and it already came with 3 mailboxes, but it's really just a finished basement now that's not built to code so this could be really expensive to fix, especially after paying for a full renovation. Thanks for the input, I'll see if this is fixable or not, and maybe not worth the added stress and money now.

@Mark F. @Frank Chin  Hi, was wondering if either of you have dealt with this, I have an issue that came up recently after my renovation was complete that I'm afraid could cause me a huge problem. My two family home is actually zoned for 2-4 units so when my contractor didn't end up using my plans from the architect to save money, I don't think the apartment was built up to code because we didn't have any inspections. So now it probably won't appraise because they will see this when they see the new unit with no permits and inspections. I will need to have my architect come back to evaluate what was done and try to draw up  new plans to bring this place up to code, hopefully without tearing it down. This is a pretty sticky situation. Do either of you have any experience with this? This is my fault for not having this built correctly and I'm afraid of what this has caused.

Question about renovations, if you've already done work and didn't pull new permits, what's the fastest way to fix the construction work done so everything would be up to code? Would a contractor know where to start, or would it take new plans from an architect that need to be submitted to the city? Will the city make you tear down any work already done?
