Would you buy MF property in low crime, bad schools area

I'm looking at a deal to purchase a 5-unit building in an area with apparently failing schools (rating of 2 out of 10 on GreatSchools). I checked crime rates in the immediate area and they are low. Would you consider pursuing this deal or avoid it altogether given that turnover and vacancy are probably higher than in better school districts? I'm trying to get a sense of whether this is a bad idea right off the bat and would love some opinions on how important the schools are for long-term buy and hold.
