@Anthony Venezia I’m also in the area (Main Line) and find that attending Meet Up group events helps to network and learn from others. There are a lot of these groups in the area.

I'm looking at a deal to purchase a 5-unit building in an area with apparently failing schools (rating of 2 out of 10 on GreatSchools). I checked crime rates in the immediate area and they are low. Would you consider pursuing this deal or avoid it altogether given that turnover and vacancy are probably higher than in better school districts? I'm trying to get a sense of whether this is a bad idea right off the bat and would love some opinions on how important the schools are for long-term buy and hold.

@Yonah Weiss I have a PhD in Human Development, a Master's in Child Development and a BA in Psych. I would change nothing about the pathway I took to REI. I love both people and numbers and I know how to grind to get **** done. :-)

I’m nearing the end of my PA licensing exam. I’m uncertain whether I should be trying to join a high performing team at this point or if I should be focusing more on being a solo agent at a brokerage (Compass, BHHS and KW are most prevalent in my area). I want to learn as much as I can and quickly. Should I be looking for a team leader or a broker for that support? I’ve already read all the books, listened to all the podcasts, etc. but those don’t necessarily go into all the nitty gritty details of day to day life as an agent.

@James Nichols You may not be permitted to get a real estate license but that shouldn’t stop you from pursuing other avenues. You will have to put your nose to the grindstone like everyone else. Read books, listen to podcasts, watch YouTube videos. If you are able to get a job fixing up houses that might be a good place to start as well. Wake up each day and remember your “Why” - keep putting one foot in front of the other for your children. Best of luck to you.

@Michael Foster -- thank you, good to know. Are you invested in VT, or are you working all out of state rentals? I need a good buyer's agent who can help me look. The one I've spoken to so far wasn't completely on the ball in terms of understanding investments.
