@Jessica M.basically you have to teach your Tenates what to expect. If you give them an inch they will take a mile, the big “But” is are your property’s compatible with the markets property’s. If you are under the markets standards then, yes you will get back logged with request.

i would suggest getting around other big hitting wholesalers and aid them until you know enough to do your own. you will waist a lot of time trying to reinvent a machine that has already been built a 1000 times.

Indeed i 100% agree with Detroit being a hot market, i would love to get more acclimated with the market down there. It seems similar to my flint market. 

1. what do you think about the flint market compared to Detroit?

Investment Info:

Single-family residence wholesale investment in Flint.

Purchase price: $10,000
Cash invested: $2,000
Sale price: $21,000

This 3 bed 1 bath property came to me while i was outside looking at a currently property i had a man walk up asking me what i was doing, i told him and come to find out he had a property to sell. it needed very little work and had some equity left on the deal so i took it. putting a new kitchen floor in and repainting the inside and outside foundation. we placed a resident in the home for $600mth then sold it to a private investor for $21,000 while still managing the property.

What made you interested in investing in this type of deal?

not too much work and having a friend who wanted a investment property that was willing to pay cash

found it just being in the market looking for deals

financed this property in house

we did some minor renovations to the property and placed a resident in it

Single-family residence wholesale investment in Mount Morris.

Purchase price: $17,200
Cash invested: $1,500
Sale price: $29,000

we found this house from a landlord that wanted out of the business. the home needed a simple paint job. after a new paint job we placed a quality resident in the home for $650.00 mth producing a 13-19% roi. After getting every thing situated we placed this property on our private investors list as a turnkey and sold it for 29,000 while still managing the property for the investor.
