Cap rates in todays market?

My question is two fold. First, What cap rate range should I be looking for in todays market when looking at SFR-MFR 4 plex?

Two, How do I find what the go cap rate for my area is?

Others have answered your question, I will add that when using cap rates, you must first determine that the info placed into that was accuarte. In other words, since cap rates can only be determined by net operating income and to get that figure, ALL expenses must be included, your cap rate could be false depending on what info was gathered.

lastly, you need to decide what return you want on your investment (semi-active as landlording is not passive, but not 100% active either). If that is 12%, then find deals with a cap rate of 12% or better.
