Have any of you used yellow letter campaign for other business ventures besides real estate? I ask because I have just picked up a line of products that I am looking to get info out to and sell to a specific customer base.

I am confident that my competitors are not using this type of marketing. Not yet anyway!

Who do you all you all use for your postcard/yellow letter marketing campaigns that do a good job and wont break my bank account? do you all do them yourselves or hire that out? What works for you all?

I've been having trouble finding houses to flip here in Lincoln NE. I have been looking for about 8 months. the buy and hold market is ok however the fix and flip is very tough. The majority of homes that I have found are priced where there is no profit or not much profit once it is fixed up. For example, I have seen many homes that are in neighborhoods that the home would be worth 100K ARV that need 20K in work and end up sellling for 75-80K.

I'm thinking about doing a spec house. The new housing market has picked up here in the last 6 months. This was not my inital goal when I set out on this adventure. However, what i'm doing now is not working either. Any advise?

I consider tri-basin area as Keystone, Breckenridge and A Basin. Dillion, frisco/silverthorn included.

What do you all do with cracked concrete drives? Is there a skim coat I can put on it to make it look better. The drive is not shoving, Its just busted up after all these years.

I think it looks bad when you have a rehabed house with a busted up drive. Dont really want to tear it out and replace it.

Need some advise.

Has anyone on here had any luck with investment property in ski resort areas? My wife and I enjoy going to Colorado a couple of times a year. Thinking about looking in the Tri-basin area in Colorado. any advise?

Correct me if I'm wrong, an individual can have 4 fannies and 6 freddies in there name ot one time?

Was told that changed to 4 total. internet search did not produce answer.

If it changed please advise what the new number is.

How will the real estate market be impacted if Romney is elected in Nov?

Or, what if Obama is reelected?

Should we "keep some powder dry" for after the election? (Ie. keep some cash on hand)

don't want to start a political debate. Just want to know what the outlook is concerning real estate once we know the outcome of November election.
