1st 4plex purchase clauses to include

I'm writing my 1st offer on a 4plex and wanted to see what clauses you guys are putting in your contracts. 

I'm adding in tenant deposits to be transferred to buyer at close and rents to be prorated if the transaction closes in the middle of the month. 

15 day due diligence period to do all inspections? 

It's an off market purchase but I was going to get an appraisal to be on the safe side. 

Anything else obvious that I'm missing?
