Hi Stephanie

I ran across your posting and was interested to see what ever happened with this property. I would be interested in properties similar to this if you run across them again.

Thanks

Jim

Does anyone or has anyone purchased property from Auction.com in Las Vegas, NV? I went to the auction they hosted today and so far 3 properties were sold and it seems like they were bid up way to high especially being site unseen. The site is a little confusing because the opening bid and the estimated debt are very different. One had an opening bid of 115,000 with an estimated debt of 164,000 and it sold for around 140,000 with an estimated resale value of 192,000. I was under the assumption that the bid had to cover the existing debt. Does this cover the mortgage and other existing leins on the property? Is there a way to pull a title report for the properties prior to the auction to see what I'm getting in to?

@Chris Unice I have been considering this as well. In addition to finding properties like this, I have been researching other markets in other states such as Texas, Florida, and Ohio. I may be wrong but it seems Vegas is super competitive and harder to find good deals at this time. Are you involved with any Reia's in Las Vegas?

@Alex Ramirez can you elaborate on how you set up the LP to purchase the properties?

Are there certain areas to stay away from in Lubbock? I'm in Las Vegas and the properties here do not cashflow. I've been looking in Lubbock and talking to a realtor currently about making an offer on a sfr. I've seen some people say Lubbock is great because of the school there but other info online suggests it's one of the worst most dangerous cities in the US.

Hello @Michael Egan. I am looking for the same information that you posted about. Did you ever get it figured out about how to get a pipeline of off market deals going?

Hello

Currelty I live in Las Vegas and i'm looking to invest in sfr or multifamily in Atlanta. I'm looking for advice regarding the neighborhoods.

There are two example properties that I was looking at.

1. 430 Pomona Cir SW listed for 120k and rents for $1500. Is this accurate? Is this normal for the area?

2. 4441 Greenleaf Cir SW listed for 170k and rents for $1700. Is this accurate? Is this normal for the area?

Looking for decent neighborhoods 3/2 or fourplex.

Thanks

Jim
