I am planning to flip my garage into a studio. It's a small project only about 450 sq ft. Does anyone have any recommendations for a good architect in the Boise area they can recommend for a small job like this?

Hello all, 

I'm looking to find an off-market deal through driving for dollars. I've recorded a few (in the Bosie, ID area) that I would like to reach out to via direct mail. I've gone to the ADA County Assessor website where I'm able to find the property owner's name, but not much other info. If it's owned by an LLC I'm able to look that up online and can typically get a phone number / address.

Any tips on how to find the owner's address? 

      I am looking to begin establishing a network of lenders in my area. My goal is to acquire buy and hold rentals through the BRRRR method, or to find off market deals and use seller financing.

      As someone who is just getting started (I haven’t done any deals) what are some good questions I want to be sure to ask when I meet with lenders? Also what are some good tips to come across to lenders in the right way?

      Hello all,

      I am in the Boise Idaho market and work for a general contractor. 

      If anyone is looking for trades to complete work in their investment properties, I can be of assistance. I am also capable of self-performing a lot of work if you are looking for a cheap and reliable handyman. 

      Let me know if you are interested, or need some help finding a contractor. If I don't know of anyone, I at least have the resources to find someone who will.

      How does that conversation go with the owner? 

      I guess my question is does my method of financing impact in any way the payout the seller will receive? 

      For example would an owner be less inclined to sell if I'm financing with an FHA or if I'm putting down 20% and using a conventional loan?
