Need Ideas about a Derailed Closing

Have a contract on a house in Clarksville, TN. Co-signer suddenly backed out due to family issues. The underwriter tells me $14k is needed to close the deal without a co-signer. This is my first deal, so I don't know all the possibilities that might be available to salvage this closing.

Any ideas from you who are more seasoned? I see incredibly creative suggestions on BP forums, so am asking if y'all can help me think this through to close this deal.

Nothing like a curve ball on your first pitch! Seller finance, private money, or partner is the quick brainstorm. What's your closing date?
