 She will need written agreement from her landlord to sublease the property. She will write a short term sublease agreement with the traveler. She will want to have insurance to cover her property and liability if the tenant damages the property. She will also need to claim income on her taxes. 

One option to simplify things may be using AirBNB or VRBO to rent the property. In that situation the platform is collecting rent and the guest is generally covered by the terms in the platform. She can specify minimum stay as 30 days in the platform so she only attracts long term guests. These platforms do have some insurance included and handle disputes, so it may be more user friendly for her versus doing her own screening.

Question: how does she protect all parties: her landlord (who is in agreement with this idea), the renter, herself, and her property?

Are there template sub-let lease agreements designed for this scenario? Has anyone done a lease like this to know the pros and cons? I told her I'd ask the 'experts' in the BP community.

@Julia Christman, it is a double-wide, and the tax card says it was built in 2000. Do you happen to know what built-date is good and what is bad?

@Winston Covington, thanks for the great tips. The foundation looks really good. It is sturdy, with steel beams siting on top of the concrete blocks. But will take your advice and have an inspection before going forward. Can you explain 'fee simple land' and 'leased land'?

Have never bought or sold a manufactured home on a permanent foundation, but now have the opportunity. Am wondering about the major pros and cons with both flipping and renovating to rent.LikeComment
