Multifamily in Denver

I appreciate any help/information people can provide. I just moved to Denver and am looking to buy a multifamily (2-4 units), live in one unit and rent out others in West Denver.

Currently looking at a property in Villa Park neighborhood (Federal Blvd between W Colfax & 6th Ave). Can anyone provide information about the neighborhood? I'd also appreciate other advice or tips about BRRRing in Denver.

@Chris Lopez-thanks! It's good to be back West and near the mountains! Feels like home and everyone has been super friendly & welcoming!

I guess I'm looking at house hacking to leverage the opportunity to minimize mortgage payments and build equity (I'm a teacher and coming from a much cheaper market) and then BRRR to repeat the cycle.

Thanks for sharing the other thread-This is all good information for me to consider!
